Tips and Tricks to get the best rental home experience:

Money saving strategies:

  • Reserve your vacation rental as soon as possible. Rental schedules usually open twelve months in advance (or in September just after Summertime ends). Many families reserve their Summer rentals during holiday gatherings. Book before these holidays for best selection.
  • Summertime is the most expensive season in the Ocracoke area. To get the best value, shift your group's trip dates to the Spring or Fall seasons. May, September, and October offer warm temperatures, less crowded beaches, and greatly reduced traffic. Many vacationers use this strategy to find larger homes within budget, or to book an oceanfront rental that would otherwise be unavailable during June, July, and August.
  • Active Duty and veterans of the US Armed forces may be qualified for special discounts. Be sure to ask your prospective property owner or host if your family qualifies for a special rate.
  • Property managers often offer customers an option to obtain vacation insurance protection. Trip insurance, which generally will cost you 1% - 5% of the base stay price, offers visitors reimbursement of their vacation costs for any days missed as a result of personal medical-related catastrophes or weather, as well as evacuation charges, such as an unexpected hotel or extra fuel expenses. Trip insurance is definitely a bank account-saver if the unforeseen happens. Ask the property owner for details.
  • Find a copy of your local visitors guide when you check-in. If your rental property doesn't have one, you can find them at local grocery stores, shopping centers, and visitor centers. In addition to great local stories, travel guide magazines have offers and deals for nearby attractions, tours, restaurants, and shops.

Use filters to narrow your rental search:

  • Select a group lead, select your vacation week, and choose a spending budget.
  • Note the number beds and the bed configuration your group requires. Sutton Place: Large yard perfect for outdoor activities. has 2 bedrooms and 1 bathrooms. If you need a larger or smaller rental, use our vacation rental search.
  • Specific descriptions of bedrooms and bed types is almost always accessible online. Otherwise, email or call the host before reserving your rental. Note that most properties list maximum guest capacity, which often includes pull-out couches and bunk beds. You'll need to work out what configuration is suitable for your vacation family.
  • Some rentals allow pets, and some do not. Acceptable types of pet, weight and breeds may be restricted, and added fees may apply. Ask the host about allowable breeds and types before booking.
  • Is your family looking for special amenities? Most websites include search filters for amenities. Filtering by amenity will allow you to quickly find the best rental.
  • Appropriate accessibility amenities can make or ruin a vacation for the less-mobile. Make certain to inquire about wheel chair accessibility, pool lifts and specialized equipment needs.

Advice for a smooth stay:

  • Add the owner's information to your smartphone. Understand and take a copy of check in/check out procedures.
  • Ask questions. You may want instructions for a fireplace, elevator or thermostat. Contact your host. They are there to help! A brief telephone call can prevent a lot of problems.
  • Lock your rental while you are away. Protect your property!
  • Upon check-in, document any damages to the rental property and immediately contact the property manager. Record all correspondence just in case a dispute arises.
  • Don't forget to respect your neighbors. Often times, nearby homes are filled by local residents. Respecting quiet hours and parking regulations reduces conflict and allows everyone to enjoy their day.
  • Speaking of neighbors... Ask a local! Local residents can typically point you in the right direction. Who better to ask where to get the best breakfast in town, have a great night on the town, or the best spots for BBQ?
  • Re-check the property to confirm that you've packed all belongings on check-out day. Remember to check dressers, closets, and bathrooms for hidden items. Remove everything from the refrigerator and take any leftovers home.
  • Document the condition of the property at check-out. We recommend taking a video during your final walk-through.
  • Remember to leave feedback! Property managers rely on good reviews to propel more bookings. They'll be much obliged for your feedback. Alternatively, if something wasn't right, other vacationers will appreciate that you share your feedback find their best vacation home. Remember to be objective. If something fell short of expectations, consider whether the owner could control the issue, and if so, whether they responded reasonably to remedy it.
